General Booking Conditions from 1 May 2023

These conditions have been made to guarantee a smooth cooperation. The terms and conditions come into force when the customer has paid an advance payment, which is 30% of the accommodation price.
The rest of the payment is invoiced 4 weeks prior to the start of the accommodation. Payments for last-minute reservations (less than 4 weeks before the start of the stay) are charged in one go. Only adults (18 and up years of age) can make a reservation. The persons younger than the minimum age of 18 and travelling without their parents must have a permission in writing from their parents before their arrival. Getting the key will be agreed with the caretaker of the chalet 2 – 3 days before the date of arrival. The caretaker ́s contact information as well as driving directions to the destination are attached to the final invoice.


During Christmas and New Year and during the weeks 8-10, the minimum booking period is one week. At other times, the minimum booking period is generally one day. In the online store, you can see the current minimum reservation times and exchange dates.


The chalet is available to the customer from the day of arrival at 16:00 until the day of departure at 12:00. The rent includes free use of the property, bedding (mattresses, blankets, pillows), firewood and crockery. You need to bring your own linen or alternatively you can order linen from the caretaker for a fee. Final cleaning is included in the price. However, the customer takes care of the normal cleanliness of the chalet and the washing of dishes during the rental period. At the end of the rental period the dishes must be washed, but the dishwasher program can be left to run at the time of leaving. When you leave, you have to take the trash to the chalet’s trash bin and take all empty bottles and cans with you. If cleanliness has not been taken care of in accordance with the above, we may have to charge the customer a separate cleaning fee.The accommodation may not be used by more people than agreed when booking the accommodation. If you plan to take pets with you, you have to tell it when making the reservation. Pets are not allowed to cause any damage or untidiness in the chalet or in the yard of the chalet.The customer is obliged to compensate for any damage caused to the property or its ware during their stay, with the exception of minor damage and wear and tear related to normal living.Please address comments and complaints related to the accommodation facility’s equipment and condition directly to the caretaker. Unfortunately we cannot consider complaints made afterwards.


Cancellation must be made by e-mail. If the cancellation is made at least 28 days before the start of the accommodation, the advance payment will be returned, excluding cancellation costs of €100. If the cancellation occurs 21-28 days before the start of the accommodation, the advance payment will be withheld. In the case of later cancellations, the full fee will be charged unless the object can be re-rented. If the cancellation takes place due to a serious illness of the booker or his/her loved ones before the start of the accommodation, the accommodation rent will be returned minus the cancellation costs of €100. In this case, we need a medical certificate for the reason for the cancellation.


In the following exceptional situations, we have the right to cancel the reservation:
• In case of a force majeure. In this case the customer will get back the price they paid in full and in addition a refund of €100 for the costs incurred by the customer. In addition RukaResidences strives to contribute to obtaining similar accommodation from other destinations for the customer.
• If the advance or final invoice has not been paid by the due date. We reserve the right to change prices for new bookings.
